Tender Description

Eskan Bank published an auction to rent retail units with an area of 1299 SQM (Supermarket 806.29 SQM, 1 Retail shop 91.86 SQM and Service area (includes offices, supermarket store, office amenities) 401.19 SQM) at East Sitra. The construction will start by Q1. Payments will be accepted through postdated Cheques or by bank transfer to Eskan Bank account and mature on the first day of every month. The tenant is required to pay service charges, municipal fees, government fees, and any other charges related to the rental unit starting from the date of signing the contract.

Eskan Bank published an auction to rent retail units with an area of 1299 SQM (Supermarket 806.29 SQM, 1 Retail shop 91.86 SQM and Service area (includes offices, supermarket store, office amenities) 401.19 SQM) at East Sitra. The construction will start by Q1. Payments will be accepted through postdated Cheques or by bank transfer to Eskan Bank account and mature on the first day of every month. The tenant is required to pay service charges, municipal fees, government fees, and any other charges related to the rental unit starting from the date of signing the contract.
 
Any bidder, who is in default with previous landlords or submitted an offer other than renting supermarket, creditors will be disqualified. The bidder is required to have a minimum of 3 years of experience in the relevant field with a minimum or providing proof of partnership with a company/establishment with such experience to operate the project, otherwise the bidder will be disqualified.

يعتزم بنك الاسكان بطرح مزايدة لتأجير محل تجاري مخصص لسوبرماركت بمساحة 1,299 متر مربع (سوبرماركت 806.29 متر مربع، محل تجاري 91.86 متر مربع و منطقة خدمات (تشمل مكاتب ومخازن للسوبرماركت، مرافق) 401.19 متر مربع في شرق سترة. تبدأ مرحلة الإنشاء في الربع الأول من 2026. تقبل الايجارات الشهرية عن طريق شيكات مسبقة أو حوالة بنكية لأول يوم من بداية كل شهر. يتوجب على المستأجر دفع رسوم الخدمات، رسوم البلدية، الرسوم الحكومية و غيرها المتعلقة بوحدة الإيجار من أول يوم من تاريخ توقيع العقد.

أي مقدم للمزايدة قد تخلف عن سداد مبالغ مع الملاك السابقين أو قام بتقديم عرض عوضاً عن سوبرماركت، سيتم استبعاده من المزايدة. يشترط وجود خبرة من قبل صاحب العطاء لمدة لا تقل عن 3 سنوات أو تقديم اثبات من احدى الشركات ذوي الخبرة في مجال السوبرماركت لتشغيل المشروع، والا سيتم استبعاد العطاء.



How to Participate?

  • Those who are capable and wish to participate in the above tender have to purchase the Tender Documents online through the Bahrain Tender Board’s portal https://etendering.tenderboard.gov.bh starting from Tuesday, 25 November 2025
  • Bidders are requested to enclose with their bids the Initial Bond for the amount specified above or at the rate of 1% of the tender value whichever amount is lesser, provided that no initial bonds value shall be less than BD 100/-. (Except for the Two-envelope tenders).
  • For Two-envelope tenders, bidders, are requested to enclose with their bids the Initial Bond for the amount specified above.
  • The initial bond should be in the form of a Certified Cheque, Bank Guarantee, or Insurance Policy.(or as specified in the Tender Documents) valid for the duration specified above.
  • The bids deposit place: (As Mentioned in the Tender Documents)
  • This tender is subject to the provisions of the Tender Law issued by the Legislative Decree No. 36 of 2002, its amendments, and its Implementing Regulations issued by the Decree No. 37 of 2002.
  • In addition, these conditions have to be considered:
    • Enclose copy of a valid Commercial Registration Certificate (CR) in line with the tender's subject.
    • Enclose copy of a valid certificate of compliance with the employment percentages for Bahraini manpower (Bahranization Certificate) issued by the Ministry of Labour.
  • This advertisement is considered supplementary to the tender documents. In case of any discrepancy between the Advertisement and the Tender Document, the Tender Document prevails.
  • Small and Medium Enterprises are eligible to obtain 10% preference in the financial evaluation stage, when submitting the "SMEs Classification Certificate" during bidding for this tender. The certificate is awarded by Ministry of Industry Commerce and Tourism to the SMEs and can be obtained when applying on the SMEs Registration System which can be reached via the following link: https://www.moic.gov.bh/en/eServices/sme
